Access statement for Woodside Farm Darley Moor
Introduction Our self contained holiday cottage adjoins our main farmhouse. Set on a working farm of sheep, beef Cattle and the hens, Woodside Farm provides a pleasant but simple home from home. The owners are on site full time and assure you of any assistance that you may require. Pre-Arrival We have a basic web site (www.woodsidefarmholidays.co.uk) which provides a detailed resume of the facilities we offer. In Two Dales, 1 ½ miles away, are two late night shops, butchers, post office, petrol station. There is a Somerfield supermarket in Matlock, a Coop in Bakewell (6 miles), a Sainsbury’s under construction and a Morrison’s and Tesco’s in Chesterfield 8 miles away. Arrival and Car Parking There is a large flat gravelled car park area at the side of the property. Additional parking with Tarmac/ Concrete surfacing is available to the front of the property approximately 2 metres away. The entrance has 5 steps 18 cm high, 22 cm deep, cm wide. There is a metal handrail to both sides of the steps. Across a small courtyard the entrance door is 760cm wide and the door is hung on the left hand side. An infrared security light illuminates the courtyard during darkness. Main Entrance and Reception The property has its own independent entrance however if the stairs are an issue then there is a large wide doorway (78cm) from our entrance porch. At 4.5m x 4.0m the kitchen diner is cosy but spacious enough to allow a meal to be prepared whilst having a conversation. The kitchen is fitted and fully equipped with an Electric cooker, fridge, microwave and utensils. If guests require anything specific we can normally help from our own extensive kitchen. There is a wooden circular dining table (105 cm dia.) and 74 cm high with a central pedestal leg and 4 wooden chairs with padded cushions, these are made of flame retardant material. There are 3 double power points and 2 roof pendent lights. The carpet is short pile carpet. There is at least 80cm of free space around all furniture. The door to the entrance porch is lockable. A door (83cm) leads from the Kitchen / Diner to the stairs and first floor. These stairs are 94 cm wide and are steep. The treads are 26 cm wide and the goings22 cm high. There is a wooden handrail on the left hand side. At the top of the stairs is a wooden picket gate to prevent children getting off the landing. The landing has a balustrade 95cm high and leads to the bedrooms and toilet. Lounge The lounge is typical of a Peak District cottage (3.5m x 4.2m). There is a small fireplace and an electric fire to supplement the Electric storage heater. There is a table a Welsh dresser and a standard lamp. There is a selection of books and pre recorded DVD s on the bookcase. Further titles may be available on request. A window provides views of countryside and our formal gardens. The double settee and single armchair provide comfortable relaxing seating. There is a remote control TV with DVD and video capability. There is free space around all furniture of approximately 1.2 m. Bedroom 1 Door width 80cm Bedroom 2 Door width 77cm Toilet A small room (1.8m* 0.9m) with wash hand basin 80cm high. The toilet seat is 40cm from floor. Hot and cold water and a mirror, pull chord central light. Flooring is short pile carpet. Shower room A ground floor offshoot from the Kitchen (3.6m*1.5m). there is a shower room complete with toilet and wash hand basin lit by central lights and above mirror lights. The basin is 80 cm high, the toilet seat 40 cm high. Flooring is linoleum. The shower is electric and operated by a pull switch from the ceiling. There is a shaver power point on the wall 130cm high. One step up to shower 23cm high. Grounds and Gardens The cottage has its own small garden with wooden pub style picnic table and seating on the small lawn. There is a charcoal fired BBQ for the use of guests. Lighter fuel, coals etc are available for a small charge. A cast iron style circular table and 4 chairs is available for the use of guests, these are normally kept in the front courtyard. Away from the cottage is open countryside this literally stretches as far as the eye can see. A green lane runs close to the farm and provides immediate access to the countryside on foot or bike. Adjoining the cottage garden but separated by a wooden fence there is a children’s play area complete with swings, slides see-saws and a wendy house. Please note that these are domestic grade items and children play at their own risk. Woods of over 100 acres lie above the farm and this provides a natural habitat for much wildlife. Please take care if walking in the woods fire is a constant risk in this environment. Litter is also most unwelcome and provides a significant risk to wildlife. Additional information An information folder is provided within the cottage this is in size 12 x font. Larger print can be provided if required. In addition we provide a selection of leaflets and guides as supplied by the local tourist board and many local attractions. As locals with small children we have extensive local knowledge on a multitude of attractions in the area.

This work is on going but is away from the Cottage. We continually update the Web site and provide information to the best of our ability. Future plans for the cottage include wet central heating and redecoration, we aim to modernise whilst maintaining the character that makes our cottage so special.
